How Stable are Ponte Vedra Beach Condominiums?

A 2018 structural-engineering report, concerning the Champlain Towers South collapse in Surfside, shed light regarding flawed-design concerns. Those concerns were not heeded. The condominium’s collapse, in June of 2021, involved 55 of the structure’s 136 units turning into rubble in only 12 seconds. The 2018 report revealed a “major error” with the structure’s original design. Several days after the Surfside condominium collapse, Miami-Dade County Mayor Daniella Levine Cava told reporters, “We did not know about this report.”

At Construction Solutions, we have concerns about any Ponte Vedra Beach condominiums that may harbor design flaws or have a reputation of being under-maintained or neglected, for decades. In the case of the Champlain Towers South, it was not code-compliant from the onset. It was due for its standard 40-year review. The building was set to be transformed by a multi-million-dollar refurbishment later in the year.  The Miami-Dade grand jury’s report concerning the Surfside tragedy states that Florida has 912,000 condo units that are at least 30 years old. Engineers agree that it can take just 30 years for condominium buildings to reach a point where making crucial repairs can no longer be delayed.

Regent Place, very near the Champlain Towers South, is a waterfront condominium that was evacuated the same month the Surfside tragedy took place. The reason for the evacuation was due to design and structural problems identified by design engineer experts. It is time to take the structural integrity of condominiums very seriously, whether in Ponte Vedra Beach or elsewhere.

Florida’s Environmental Elements are Merciless

Part of the challenge with condominiums maintaining their structural integrity in the Sunshine State is the corrosive air.
