A milestone inspection is a structural inspection required by Florida law for condominium and cooperative buildings that are 3 stories or higher. Under Florida Statute 553.899, buildings must complete a Phase 1 inspection by December 31 of the year they reach 30 years of age, and every 10 years thereafter. For buildings within 3 miles of a coastline, the local enforcement agency may require the first inspection at 25 years rather than 30. If structural deterioration is found, a Phase 2 inspection with testing is required. CSI performs both Phase 1 and Phase 2 milestone inspections throughout Florida. A Structural Integrity Reserve Study (SIRS) is required for Florida condominium associations with buildings 3 stories or higher. It involves a visual inspection of structural components including roofing, load-bearing walls, floors, foundations, plumbing, electrical, waterproofing, and windows, along with a reserve funding analysis.
