A milestone inspection is a structural inspection required by Florida law for condominium and cooperative buildings that are 3 stories or higher. Buildings 30 years old (or 25 years old if within 3 miles of the coast) must complete a Phase 1 inspection by a licensed engineer. If structural deterioration is found, a Phase 2 inspection with testing is required. CSI performs both Phase 1 and Phase 2 milestone inspections throughout Florida. A Structural Integrity Reserve Study (SIRS) is required for Florida condominium associations with buildings 3 stories or higher.
