Florida Milestone Inspections and SIRS

Qualifying residential condominium and cooperative buildings three habitable stories or higher are subject to Florida's milestone-inspection framework. The statewide default is 30 years, although a local enforcement agency may use a 25-year schedule when local conditions justify it. Covered associations may also have Structural Integrity Reserve Study obligations. Florida Statute 553.899 requires qualifying residential condominium and cooperative buildings three habitable stories or taller to complete a milestone inspection by December 31 of the year the building reaches 30 years of age, based on the certificate of occupancy date, and every 10 years thereafter. A local enforcement agency may instead require the first inspection at 25 years when local circumstances, including environmental conditions such as proximity to salt water, justify it. The statute does not establish an automatic statewide distance-from-coast trigger. Nassau County associations should confirm the specific timeline with the county building department.

Our building is not yet 30 years old. Is there any reason to engage a structural engineer?

Yes. Most of the evaluations we perform on Amelia Island are proactive or condition-driven, not milestone-triggered.
