Construction Project Manager
About the role
CSI is seeking an experienced construction Project Manager to lead exterior renovation, building envelope, and structural repair projects from bid through closeout. Condominium, multifamily, or commercial renovation experience is preferred.
This position is based in CSI's Amelia Island office in Fernandina Beach. Daily travel within Northeast Florida is required. Most work is in Jacksonville and on Amelia Island, with additional projects in South Georgia, Savannah, and south to Palm Coast.
Responsibilities
- Manage assigned projects from preconstruction through final closeout.
- Conduct site observations and document progress, workmanship, and deficiencies.
- Administer construction contracts, including submittals, requests for information, change orders, and pay application review.
- Lead progress meetings with owners, boards, property managers, and contractors.
- Track schedules, budgets, and open items, and report status to clients and CSI leadership.
- Coordinate with CSI engineers and field technicians on technical issues and design clarifications.
- Prepare punch lists and verify completion of corrective work.
- Support bid services, including bid walks, contractor questions, and bid tabulation.
- Maintain project records and correspondence in accordance with CSI standards.
- Present findings and recommendations at association board meetings.
- Work effectively within a team and independently to achieve project outcomes.
- Represent CSI professionally with clients, contractors, and design professionals.
Qualifications
- Five or more years of construction project management experience.
- Working knowledge of exterior building envelope systems, including roofing, stucco, waterproofing, windows, doors, balconies, and railings.
- Ability to read and interpret construction documents, specifications, and design details.
- Proficiency in Microsoft Office, including Word, Excel, and Outlook.
- Familiarity with project management and scheduling software.
- Excellent written and verbal communication skills with strong attention to detail.
- Valid driver's license and reliable transportation.
- A degree in construction management, building construction, or a related field is preferred; equivalent field experience will be considered.
- A Florida general contractor license, OSHA 30, or similar credentials are a plus.

Florida-Licensed Professional Engineer

Construction Solutions, Inc. (CSI) is a structural and building envelope consulting firm with offices in Ponte Vedra Beach and Amelia Island. We serve condominium associations, HOAs, and property managers across Florida, Georgia, and South Carolina. Approximately eighty percent of our work is existing-building evaluation, milestone inspection, Structural Integrity Reserve Studies (SIRS), restoration design, and forensic investigation.
We are a small team with a steady project pipeline and a strong proposal win rate. We are looking for a Florida-licensed Professional Engineer who can take ownership of projects from the first site walk through final stamped drawings.
Responsibilities
- Conduct building envelope, structural, and condition evaluations of existing condominium and commercial properties.
- Perform milestone inspections and Structural Integrity Reserve Studies (SIRS) in accordance with Florida statute requirements.
- Investigate water intrusion, concrete distress, sealant failure, and related forensic structural issues.
- Prepare restoration and repair design documents, including stamped drawings and specifications.
- Author clear, well-supported field reports and engineering opinions for association boards and property managers.
- Provide construction-phase observation, RFI review, and pay-application review on restoration projects.
- Coordinate with property managers, contractors, and association leadership across every project phase.
- Travel to project sites across Florida, Georgia, and South Carolina as the work requires.
Qualifications
- Active Professional Engineer (PE) license in Florida.
- Three to seven years of post-licensure structural or building envelope experience preferred but not required.
- Demonstrated ability to deliver projects independently from site visit through sealed deliverable.
- Working knowledge of Florida Statute 553.899 (milestone inspections) and Florida Statute 718.112(2)(g) (SIRS) is a plus.
- Background in existing-building work (forensics, restoration, condition assessment) preferred over new-construction design.
- Comfort with field work, including ladder access, roof walks, and balcony observations.
- Strong written communication and a measured, professional manner with non-technical clients.
- Valid driver's license and willingness to travel within the Florida, Georgia, and South Carolina service area.
