Milestone Inspections

Florida law now mandates milestone structural inspections for condominium and cooperative buildings that are three stories or taller. Buildings 30 years or older - or 25 years in coastal high-hazard zones - must undergo a Phase 1 visual assessment by a licensed engineer or architect. If substantial structural deterioration is found, a Phase 2 in-depth investigation follows.

CSI performs both Phase 1 and Phase 2 milestone inspections in full compliance with SB 4-D and Florida Statute 553.899. Reserve Funding & Capital Planning

SIRS / Reserve Studies

Structural Integrity Reserve Studies are now mandated for Florida condominiums and cooperatives under SB 4-D. Associations can no longer waive or reduce reserve funding for structural components. CSI's licensed engineers perform comprehensive SIRS assessments that evaluate the condition and remaining useful life of all structural and life-safety components required by Florida statute.

Beyond SIRS, CSI also prepares traditional reserve studies at all CAI-recognized levels (Level I, II, and III), helping boards develop responsible long-term capital plans that balance building needs with fiscal realities.
